The Georgia Department of Community Affairs Homeowner Assistance Fund was established to mitigate financial hardships associated with the coronavirus pandemic by providing funds for homeowners experiencing hardship.

What is Housing Counseling?
Veterans Center program provides counseling to consumers on seeking, financing, maintaining, renting, or owning a home. The program also addresses homelessness through counseling and assists homeowners in need of foreclosure assistance. Counseling is provided by Veterans Center as we are a HUD-approved housing counseling agencies.
About Veterans Center Housing Counseling Program
Over the last decade, Veterans Center has assisted individuals and families to become first-time homeowners in Atlanta Metro Area and Middle Georgia through the Pre-Purchase Homeownership Program. This program is designed to help low to moderate income households with a member who has a disability* to purchase their first home.
This program combines homebuyer education, housing counseling, and down payment assistance. Funding is sourced through various governmental and private institutions, such as the Georgia Department of Community Affairs, and the Federal Home Loan Bank.

Home Loan Modification Services
This program allows homeowners to modify their FHA insured mortgages to reduces monthly mortgage payments and avoid foreclosure.

HUD FHA Loss Mitigation delegates to mortgagees both the authority and the responsibility to utilize certain and strategies to assist borrowers in default or imminent default retain their homes, and reduce losses to the insurance that result from mortgage foreclosures.

Our program gives families and individuals the opportunity to safely buy, build, and repair their own affordable which would be located in rural areas.

Home Repair for Seniors in Rural Communities
This program helps our seniors with free or subsidized home repair assistance services completed by licensed and bonded skilled workers. Elderly may qualify for subsidized home repair services depending on place of residence ,income, and age. Grants are up to $7,500 and loans are up to $10,000.

Rural Housing Rehab Lending Program
Home repair assistance services completed by licensed and bonded skilled workers. Homeowners can get loans up to $20,000. Rural home eligibility will apply.
